We wanted to share an update on the timing for the next batches of individual properties we have been preparing for investment on Arrived.
We have a significant number of individual properties across multiple batches that are currently being prepared for investment on Arrived. Usually, we are able to make new properties available in a batch each week, but on occasion, our process of qualifying properties through the SEC can take longer. We expect to return to a more normal frequency within the next 1-2 months. More details on our process are included below, and we also wanted to share some general updates on our plans.
Property Investment Criteria:
- In the current economic climate, we remain selective in our underwriting and offer prices to acquire properties at prices we believe will be well-positioned to maximize investor returns over the long term.
- With our rapid expansion, we also now cover more than 50 markets. This means that we can focus on what we believe are the best property opportunities at each given time across a wide footprint of locations. This also helps to enable broad diversification for investors on Arrived.
Property Preparation Process:
- In addition to thorough due diligence, inspections, and title reviews, each property is also submitted for qualification with the SEC. While this is usually a weekly process, sometimes it can take longer for various reasons.
- We are also in the process of finishing our Annual 1-K Reports. These reports provide audited financial statements across all of our property offerings and can also add some time for review before our next property batches are available for investment at the beginning of the year.
Arrived Funds:
- We recently launched a new way to invest with the Arrived Single Family Residential Fund. With investing in funds on Arrived, each asset does not follow that same review process, which means new assets can be added on a more continual basis.
- While we remain committed to offering unparalleled choice in single-property investment opportunities, we’re excited about Arrived Funds complementing our individual property offerings, including another new fund we're launching soon. Stay tuned for more information.
