Single Family Residential property performance
July performance across Arrived's Single Family Residential portfolio remained steady, supported by high occupancy levels, active leasing, and ongoing operational oversight.
Average stabilized occupancy across the SFR IPO portfolio was 95.7% in July, reflecting continued demand across our markets. During the month, 35 new leases were started with an average lease term of roughly 21.5 months, and 24 of those leases exceeded forecasted rent, reflecting steady demand and effective leasing execution across our markets.

Equity fund performance
The Single Family Residential Fund's annualized dividend yield was 5.1%, with an average stabilized occupancy of 94.6% in July. Properties that did not renew at lease expiration are being actively turned and re-leased to capture continued summer demand.
The Seattle City Fund delivered steady performance, maintaining 100% stabilized occupancy across its 3 stabilized properties in July, with an annualized dividend yield of 5.0%.
Recent performance has been supported by a focus on efficient cash management, including the selective allocation of capital to real estate-secured credit investments to minimize idle funds, support cash flow, and position the portfolio for future acquisitions.
Real Estate Income Fund performance
The Real Estate Income Fund delivered an annualized dividend yield of 8.0%, reflecting continued strength in income generated from its portfolio of real estate-backed loans.
In July, the fund added 1 new loan totaling $13.25 million in new loan volume and received $1.15 million in principal repayments from 3 loans paid in full, highlighting continued portfolio rotation and a step-up in loan sizing during the month.

Vacation Rental performance
Arrived vacation rentals generated $360K in gross booking revenue for 40 booking-ready properties in July. The portfolio booked 660 nights during the month and maintained an average guest rating of 4.9.
